The recent earthquakes in Portugal have shaken residents across various cities. The first major tremor, felt by the majority on August 26, 2024, at 5:11 a.m., could have startled many from their sleep. With a magnitude of 5.3 on the Richter scale, it was considered the strongest seismic event since the massive Lisbon earthquake of 1969, affecting nearly the entire western coast for the first time—for more information you can check out Portugal resident . Not many times passed, until on 17th of Feb 2025 at 13:24, the second earthquake shook the residents again less than 6 months later, this time with 4.7 the Richter scale starting from Costa da Caparica covering 18 km till Lisboa, although residents in Lisbon have felt it stronger—”Buildings in the Lisbon area shook at 1:24 p.m., causing screams and crying” Publico.pt . These recent earthquakes in Portugal, occurring within just six months, have shaped a new concern among real estate buyers. In addition to the usual questions clients ask when visiting a property for rent or sale—such as the monthly condominium cost, the last time the water pipes were cleaned, or when the kitchen and bathroom were last renovated—real estate agencies and property sellers should now be prepared to hear a new question: “Does the building have any anti-seismic construction or preventive measures?” Asked a 30-year-old woman looking to purchase her first apartment with her partner. The answer for buildings constructed in the 80s and 90s is a clear 'No.' Nearly 68% of buildings in the Lisbon metropolitan area were built before effective seismic protection legislation was in place, according to reports from SIC and Idealista . Therefore, does it mean that the owners of residents in buildings built before the 90s should be worried or are they in danger? What measurements can we take to decrease the possibilities of being in danger in times of earthquake while we are residents of old buildings before the 90th? Although, the topics about anti-seismetic measurement, or monitoring the Construction Quality and the earthquake safety standards have fallen into Civil Engineering and Construction domain, there are some elementary measurements that every one of us should know or at least can upgrade the safety a little bit when it comes to renovation of property. These are some tips that can be helpful for older buildings during renovation: Check for Loose or Weak Elements – Replace cracked walls, weak roofs, or poorly maintained parts that could collapse during shaking. Secure Interiors – Anchor heavy furniture and appliances to prevent injuries. Emergency Preparedness – Have an evacuation plan and a disaster kit (water, food, first aid, flashlight, etc.). Bracing & Securing – Secure heavy furniture, shelves, and appliances to walls to prevent injuries. Revitalizing Portugal's Real Estate: Balancing Heritage, Well-Being, and Sustainable Investment

Recently, the breaking news about Portugal's real estate crisis has been controversial and eye-opening for Portuguese people and investors.

According to The Portugal News “Portugal is facing an unprecedented housing crisis, with an urgent need to build 45.000 homes per year to address the housing shortage.
But, is this all we need to do to overcome the current challenges and crisis ? Also, they have pointed to this fact that “ some experts in the construction sector believe that the quantity of the new constructions may not be enough to resolve the structural problems in Portugal’s real estate market. The quality of the existing housing stock also needs attention, something that is not clearly addressed in the proposed measures.”

As we listen to the public, it’s clear they want to preserve their own antique architectural heritage while modernizing the city's appearances for urban development. No one wants to ruin their long-history values and displace their family from a city to another just because they no longer can afford their own normal life.
We can address the renovation of existing buildings as a point of start to revitalize life and prepare a livable condition for residents. Something that occurs every day across the city, we can easily see how many buildings are under construction and renovation. Renovation is often more eco-friendly than building new ones and can provide high quality housing without displacing communities.
What do we want more when we have the possibilities of combining modernity to antique architectural heritage ?

In this blog, we would like to cover some key points about the current real estate landscape in Portugal, while emphasizing the possibilities and advantages of renovating existing homes for local communities, the reasons behind renovation, and how sustainable property investment can contribute to building a better Portugal.

Beyond profits: The Human Side of Property investment in Portugal


The first person to reside, live, and grow in a home is us, as humans. Architects, civil engineers, interior designers, urban developers, and municipalities should always prioritize residents before designing and strategizing any plan. In the same vein, every new design, plan, and strategy should be implemented and executed with the residents' best interests in mind, before considering economic or financial profits.

Homes are not just investments or assets, but personal spaces that contribute to well-being and personal development. It should be noted that homes have a direct impact on our  psychological and emotional status as this is the first place we wake up and open our eyes to start a fresh beginning, or the first place we close our eyes to rest after a long day.
Now, the question is, how does a well-designed home promote health, happiness and productivity ? especially nowadays that most people prefer to work remotely from home.

Ms.Leonor Santos has published her news about Marta Ribas, designer and health consultant for interior spaces, founder of “La Casa Madre”, in an interview with
idealista/news . She said that “ Homes and buildings have a bigger impact on our well-being than we think. A new way of designing and building spaces is needed for our health and that of the planet.” 

I have researched it to see the perspective of different experts on the relationship between interior design and our well-being and how it can affect our daily lives. As we can see the apartments across our city which have been built so many years ago with an old design, but at the same time worthy to live in.
Moldy walls and ceiling, antique cabinets, closet, bathroom, kitchen, old ceramics,  oxidized plumbing can all be renovated and redesigned in a way that not only enhance the home aesthetically and functionality but also enhance its harmony that is in parallel in our mental health. 

But, what do I mean by “Harmony” ? A simple Google search shows that a well-organized and tidy space can promote a sense of control and calm. However, a deeper dive into psychological sciences reveals that this effect depends on various factors, especially personality type.

Harmony generally means maintaining the balance among different elements that we can see easily in front of our eyes - if we want to talk directly about interior design. It depends on various aspects such as furniture, fixtures, textures, color, style and theme among others. 

All these elements are foundational components of harmonious interiors that should create visual balance within a space through the complementary combination. 

Last but not least, design can handle the way the individuals live, how they think and the way they feel; as it is articulated in an academic article published in   International Journal for Research in Applied Science & Engineering Technolog      y (IJRASET), p. 205    .  This debate should be at the heart of the financial goals in the real estate market and property investment to emphasizing on social responsibility in favor of the local community. Beyond financial goals and business, we all can play an active role in creating value and building sustainable futures for everyone involved in the market. 

We can mention the simplest benefit of renovation and its impact on improving living conditions like this: “ Well-designed spaces incorporate natural light, reduce noise pollution, and are energy-efficient—all elements that help people feel more at ease and productive, especially for those working from home. Imagine an apartment with better sound insulation, letting you focus during work hours and rest more peacefully at night."

In my opinion, this human side of property investment focusing on well-being should be central to how investors approach development. 

The current Real State Landscape in Portugal

The beauty and desirable climate of Portugal have attracted many immigrants and, especially, foreign investors who have decided to move to and invest in the country. This influx of foreigners and immigrants has been one of the main reasons for the significant increase in rental and property prices. While investment in various projects has had positive and remarkable impacts on urban development, it has also had negative effects on local Portuguese communities, as many complain about the rising housing costs. Certainly, there are other factors that directly affect the purchasing power of the population. It is logical to have competent managers and responsible agencies to balance economic growth for the people, such as aligning wages with inflation. However, in this blog, I will focus on the renovation of existing apartments in favor of local communities and the historical aspects of Portugal.

It is worth noting that improving the quality of the existing housing stock can play a crucial role in addressing the housing crisis in Portugal, especially given the growing demand for affordable housing and the limited availability of new-build projects. In addition, renovation can revitalize local communities as an integral part of broader urban regeneration projects by increasing property values and providing long-term sustainable benefits.

Certainly, this is not about a simple renovation, but, of course, about responsible investment—ranging from selecting materials and appliances to planning and implementing budgets, among others.

The responsibility of Investors

We cannot ignore the fact that urban development and the enhancement of our living conditions are not possible without investment. While investment is necessary for development, it must be done responsibly.

A wise investment practice should consider all aspects, such as the capacity of the area in accordance with the necessary budget that should be spent. In other words, the development and the spent budget should be affordable for the structure of a given area and the property.

Other investment practices which go beyond the value of property and the capacity of the local area are considered redundant and can have a negative impact on the local communities and their economical practices. As a result, in addition to the financial profit, the investors and other responsible parties should consider the future of the citizens and families.
Investors can bring the development into our lives with their available budgets for those residents who wish to have a better house, but they do not have the time or the budgets to buy a property and renovate it at the same time; Investors can use their resources to renovate older buildings affordably, making it easier for residents to own homes while improving living conditions. 


Another question arises: how can investors and development projects play a positive role in creating value for local residents and their communities?

As we mentioned earlier about the human side of property investment, it’s important to recognize that everyone deserves the opportunity to own a home and live peacefully, allowing them to grow their family as they should.

Let’s explore the mixed-income housing project, a topic currently being debated in many countries. This is a project that can be developed and executed with the support of the state and investors to build better hometowns for communities.


Develop Mixed-Income Housing Projects 

Investors and construction parties can take over affordable projects aim at attracting lower-income audiences along with their own huge and pricy projects. It is worth noting the fact that investing in affordable real estate for middle-income families can not only yield financial profit and good returns on investment for investors but can also have a positive impact on improving neighborhoods and empowering middle-income families. We can explore adaptive reuse, where old or underutilized buildings are converted into affordable housing.
